They are for properties built to sell or held to rent by restructuring into longer term financing.
Bridge & Hard Money Loans
These short-term loans are typically of 6-to-36-month terms. They can be used for property acquisition, turn-around, re-positioning, value adding, stabilization, pre-construction, tenant improvements, rehab, partner buyouts, debt consolidation and when timing is critical. They can be used on properties that are partially or fully vacant or in need of repair. Underwriting is focused on the value of collateral and the exit strategy of the loan.
